You are responsible :

The person booking the rental for a specific period is the “responsible” tenant. This person must be at least 21 years old and not under legal guardianship. You are responsible for the behavior of all your guests and any pets. Make them aware of the need to respect the villa and safety instructions. In the event of damage caused by you or one of your guests, you are civilly liable. You will be responsible for the cost of repairs. For fire safety reasons, the number of guests may not exceed the maximum capacity of the accommodation, i.e. 6 people. In the event of non-compliance, the owner may also terminate your stay without notice or refund. Subletting is prohibited, even free of charge, under penalty of immediate termination of the contract and subject to legal proceedings. The rented premises are for vacation use only, excluding any professional, commercial, or craft activity of any kind.

In case of an accident or concern :

Please contact us as soon as possible so that we can assess the situation and decide together on the steps to be taken. The owner cannot be held liable in the event of improper use of the vacation villa or the equipment provided.

La sécurité des enfants :

Your children are unfamiliar with this new house and its potential dangers. A good practice is to walk around with them and remind them of the basic rules:

  • Do not run around the pool.
  • Do not play with the doors.
  • Do not eat on the sofa.
  • Do not leave your children unattended at any time.

Cigarette and fire :

Smoking is strictly prohibited inside the house. Smoking outside is permitted, but cigarette butts must not be thrown away but collected in the ashtray provided. It is strictly forbidden to light a fire anywhere on or around the property at any time of year.

Bedding :

For obvious hygiene reasons, it is forbidden to sleep in beds without protecting them.

Save energy :

The supply of water, electricity (with a limit), air conditioning, and heating is included in the price per night. Except for long stays. Regarding electricity, a limit of 20 kWh per day applies. If this limit is exceeded, a surcharge per KW will be charged. Be proactive in your use of air conditioning or heating. Avoid opening windows when the air conditioning/heating is running. Remember to turn it off or turn it down when you are away. Turn off the lights when you leave a room. Be sure to regulate your water consumption. …in short, all those little everyday gestures that you are familiar with and that still apply when you are on vacation. If there is proven abuse of these resources, you will be charged in full.

Animals :

Our animal friends weighing less than 10kg are accepted subject to the prior agreement of the owner, who may refuse the animal in the event of disturbance or safety issues. Animals must not be left alone in the villa, even in a cage. Outside, they must be kept on a leash and any waste must be picked up. Please be mindful of children playing on the ground! Pets are allowed inside the villa but must not come into contact with bedding or sofas. Do not exceed the number of pets allowed. If you exceed this number, your stay may be terminated without notice or compensation.

Upon departure :

You are required to return the accommodation in a clean and tidy condition. A cleaning fee of €180 will be charged. Even though the cleaning service is mandatory, please remember to:

  • Clean and put away the dishes.
  • Clean the appliances.
  • Dispose of your trash in the bins provided near the villa.
  • Return any furniture that has been moved to its original location.
  • Leave the bathrooms in a clean condition.
  • Strip the beds and fold the sheets.

The pool :

Use of the swimming pool is entirely at the tenant’s own risk. Children must be supervised by an adult at all times when in the pool. All users of the pool must be covered by liability insurance and acknowledge that the owners accept no responsibility for the safety of any persons participating in the stay. As the swimming pool is private, its use is reserved exclusively for members of the owners’ family, their friends, and tenants staying in the villa. Babies must wear special swim diapers. They must be supervised by a responsible adult who can swim (to avoid any risk of accidents, we ask you to pay particular attention to young children). Children must not be left alone by the pool under any circumstances.

It is prohibited to:

  • Using soap or any other similar product in the pool.
  • Shouting and playing rough games around and in the pool.
  • Urination in the water.
  • Throwing objects, stones, or anything else into the water. (Any damaged or destroyed equipment will be charged to the person responsible).
  • Running around the pool (risk of slipping and/or injury).
  • It is strictly forbidden to enter the technical room and touch the electrical installations.
  • Eating, drinking, or smoking in the pool area.
  • Allowing animals to swim.

Terms and Conditions

1. Purpose of the contract :

These General Terms and Conditions define the rights and obligations between the owner or their representative (hereinafter “the Lessor”) and the booking customer (hereinafter “the Customer”) in relation to a short-term tourist rental in Spain, in accordance with the regulations in force in the relevant autonomous community.

2. Length of stay :

The stay is agreed for a fixed period specified at the time of booking.
The Customer may not under any circumstances claim the right to remain in the accommodation after the agreed period, in accordance with Spanish laws on tourist accommodation.

3. Accommodation capacity :

The maximum number of occupants is indicated in the accommodation description and must be strictly adhered to.
Any exceeding of this number may result in the immediate termination of the contract without refund.

4. Price and payment terms :

The total rental price is indicated in the booking confirmation.

  • Deposit: A deposit of 50% of the total amount is required at the time of booking.
  • Balance: The balance must be paid no later than 30 days prior to arrival (unless otherwise specified).

In the event of non-payment within the specified time frame, the reservation may be canceled without refund of any sums already paid.

5. Security deposit :

A security deposit of €500 is required upon arrival to cover any damage and/or exceptional cleaning.
It will be returned after the final inventory, minus any costs incurred.

6. Cancellations and changes :

The cancellation conditions apply as follows, unless otherwise specified in the contract:

  • Cancellation more than 60 days prior to arrival: refund of the deposit minus administrative fees.
  • Cancellation between 60 and 30 days prior to arrival: 50% of the total amount due.
  • Cancellation less than 30 days prior to arrival: 100% of the total amount due.

Any changes to the dates or number of people must be confirmed by the Lessor and may result in a price adjustment or additional charges.

7. Customer Obligations :

The Customer agrees to:

  • respect the accommodation, its equipment, and the rules of the condominium or neighborhood,
  • use the accommodation exclusively for tourism purposes,
  • not to organize parties or events without the Lessor’s written permission,
  • keep the accommodation clean and in the condition in which he found it.

Any breach may result in expulsion without compensation.

8. Obligations du Loueur :

The Lessor undertakes to provide accommodation that complies with the description given at the time of booking and is in good condition.
In the event of a major malfunction, the Lessor will take the necessary steps to remedy the situation as soon as possible.

9. Insurance :

The Customer is required to have civil liability insurance covering any damage caused during their stay.
They are responsible for their personal belongings and no claims can be made in the event of theft or loss.

10. Taxes and local regulations :

The Customer undertakes to comply with all local tourism regulations (in particular those relating to noise, tourist occupancy, and guest registration).
Certain taxes, such as tourist tax, may be charged as an additional fee in accordance with local legislation.

11. Force Majeure :

In the event of unforeseeable circumstances preventing the accommodation from being made available (disasters, accidents, administrative decisions, etc.), the Lessor may offer alternative accommodation or a full refund, without any further compensation.

12. Applicable law and jurisdiction :

This contract is subject to Spanish law.
Any dispute shall be referred to the competent courts of the place where the accommodation is located.
